Selected Achievements
Co-managed the application process to annex into the City of Salinas
approximately 2400 acres with development cost potential of over $600M. As a
major stakeholder in the Future Growth Area of Salinas, CreekBridge Homes
required the annexation of the area into the city. Worked with a consortium of
builders and various governmental agencies and consultants to prepare the
necessary studies for inclusion into an environmental impact report and
application for annexation. This process is key to the entitlement for
development of the area worth over $600M.
Overhauled land plan for large residential development, reducing Centex Homes’
site development costs $3.5M. Company acquired land plan for major residential
area, but land development costs needed to be dramatically reduced for project to
be financially viable. Worked with civil engineers and land development manager
to re-work the infrastructure within the land plan, and with marketing team to
make the architecture more cost-effective. Revised grading plan and increased
density of lots. Cut development costs to enable achievement of targeted goals.
Initiated/led project coordination meetings at Lennar Homes, decreasing plan
inconsistencies and cutting plan approval time 20%. Communication among the firm,
consultants and city staff during residential entitlement process was infrequent
or non-existent. Established mandatory, weekly “team meetings” between the firm
and consultants, and bi-weekly meetings with city staff to discuss project
progress/next steps. Reduced time to approve two projects from five years to four
years.
Streamlined project budget & schedule process, improving project-to-project
consistency by 75% at Centex Homes. The Forward Planning Department staff tracked
project budgets/schedules differently, making it difficult to locate needed
project information quickly. Created planning and entitlement budget/schedule
templates, allowing the Department to rapidly distribute information while
improving the reliability and efficiency for all other departments.
Played key role in identifying new homebuilding markets, enabling Centex to
generate lucrative new business. Corporate office wanted to increase market share
in Bay-Area division. Conducted extensive research on area market trends to
uncover viable new homebuilding markets. In addition, identified other builders
as possible acquisition targets. Negotiated option agreements on land parcels in
less-well-known communities, greatly expanding Centex’s market.
