Representative Experience
Phase I Environmental Assessments, Multiple Properties, Multiple States * Ms.
Wolff conducted Phase I Environmental Site Assessments on seven properties
located in Minnesota, South Dakota, and Nebraska for a potential purchaser. The
properties included meat processing facilities, rendering plants, and
refrigerated storage. Ms. Wolff conducted the site visits, evaluated the data,
and wrote the reports in accordance with ASTM Standard E1527-05. The reports
included recommendations for additional investigations as necessary.
Highway Corridor, Minnesota * Ms. Wolff conducted an Environmental Assessment
of 40 miles of a State Highway in Minnesota. The State Highway went through urban
and rural areas. Ms. Wolff and her team identified over 140 potential sites of
concern along the State Highway corridor. The history and regulatory status of
each site was carefully researched and the sites were ranked according to their
potential to have subsurface contamination.
Phase II Subsurface Investigation and Tank Removal, St. Paul, Minnesota * Ms.
Wolff conducted a Phase II Subsurface Investigation and Tank Removal for a
commercial property in St. Paul, Minnesota for a potential purchaser. The Phase I
Environmental Site Assessment had revealed a history of automotive repair.
Although previous owners had indicated that an underground storage tank may be
present, due to remodeling activities, the location could not be determined.
Based on historical maps, a potential tank location was identified and a magnetic
survey was used which indicated that a tank may be present. Additional
investigation in that area uncovered an underground storage tank in poor
condition. In accordance with Minnesota Pollution Control Agency (MPCA)
guidelines, the tank was removed and the tank basin was assessed for petroleum
contamination. Additional soil borings were placed in other areas of the property
to determine if the past land uses had impacted subsurface conditions.
Asbestos Abatement, Multiple Buildings, Minnesota and Wisconsin * Ms. Wolff
managed the abatement of asbestos containing materials in 140 buildings in
Minnesota and Wisconsin. The project included reviewing older building surveys,
re-surveying the buildings to accurately determine the quantity of asbestos
containing materials to be abated, working with the tenants to ensure minimal
disruption, and creation of specifications for both removal and replacement of
the building materials. As the Project Manager, Ms. Wolff assisted the client in
selecting an asbestos abatement contractor and reviewing the abatement contractor
's qualifications. As the project progressed, Ms. Wolff was responsible for
reviewing the abatement contractor 's monthly invoices to ensure accuracy and
compliance with federal wage rates. After the abatement, Ms. Wolff and her team
re-assessed the buildings to ensure the project was complete and wrote a closure
report for each building.
Water Intrusion Response, Carlsbad, California * Ms. Wolff managed the
response to a water release in a commercial office building. She was responsible
for managing the environmental response including evaluating the extent of water
intrusion, a visual inspection for mold growth, and testing materials for
asbestos.
Pre-Demolition Surveys, Multiple Buildings, Minnesota * Ms. Wolff managed the
Pre-Demolition Surveys for a property with over 100 buildings. The buildings were
of various ages and required asbestos and lead-based paint testing and assessment
for hazardous and special waste. A separate report was prepared for each
building. Ms. Wolff completed the reviews on each of the reports and summarized
the data in a table for review by the client. The summary table allowed the
client to determine the abatement necessary for the entire project.
Indoor Air Quality Assessment, Minneapolis, MN * Ms. Wolff conducted an Indoor
Air Quality Assessment of a multi-story commercial office building. The
assessment was conducted in response to tenant complaints of air quality issues
and included sampling for molds and fungi, carbon dioxide, carbon monoxide,
temperature, and relative humidity. Ms. Wolff discussed the complaint with the
building manager, determined test locations and criteria, performed the testing,
and completed a report detailing the results of the testing with recommendations
for future actions.
50 Site Portfolio Project, Multiple States * Ms. Wolff was the Lead Project
Manager for Phase I ESAs of 50 sites as part of a financing package. As the Lead
Project Manager, she was responsible for creating the template document for all
of the assessors to use, reviewing all of the reports, and meeting with the
assessors to ensure the timeframe was met.
Training * Ms. Wolff was responsible for providing OSHA Class IV * Asbestos
Awareness Training for property maintenance and construction personnel. This
included preparing the presentation and handouts and presenting the training in
several states.
